Coming in 2022 is an exciting new destination in the heart of Times Square. The former site of a DoubleTree hotel, this structure, currently known as TSX Broadway, is undergoing massive renovations at the crossroads of New York. Once completed, TSX will be a venue for innovative retail, a major new dining hub, an outdoor performance venue, and a luxury hotel. Developers will also be revolutionizing a historic Broadway theatre for the project.
The developers—L&L Holding Company, Fortress, and Maefield Development—have set an ambitious vision for the possibilities of TSX Broadway. For the hundreds of thousands of pedestrians who traverse Times Square daily, TSX Broadway’s most distinctive feature will be the 18,000-square-foot LED sign on the facade. The building will also boast the “first and only dynamic LED crown sign in New York,” according to the TSX site.
The enormous advertising sign will be visible for those waiting in line for TKTS tickets on the iconic red steps at the intersection of Broadway, 7th Avenue, and West 47th Street. Also peeking through the LED signage will be Times Square’s first permanent outdoor performance space, located 30 feet above street level at TSX Broadway. This stage will be ideal for major musical performances that can be broadcast or streamed worldwide, as well as seen by visitors to Times Square from the streets below the venue.
Also under construction is the incredible update planned for the Broadway theatre at this site: The Palace Theatre. Completed in 1913, this iconic structure is a landmarked theatre owned by The Nederlander Organization and Stewart F. Lane. The most recent production staged at the Palace was SpongeBob SquarePants, which closed last year. The theatre will remain closed as it receives millions of dollars’ worth of repairs and restorations to features like the beautiful plasterwork inside. Over time, developers also plan to elevate the entire theatre 30 feet above street level while keeping many of the original features intact. This unprecedented project will be the most radical update to a Broadway theatre in recent years.
On street level, visitors will be invited to enter TSX Broadway for its 9-story retail complex. The tenant has yet to be announced, but the TSX site foregrounds the experiential character of this 75,000-square-foot retail venue. Also at the building will be a restaurant offering Times Square’s largest outdoor dining terrace.
The stories above TSX’s retail and dining features will be a luxury hotel of 669 rooms. Guests will have access to the hotel directly from West 47th Street, with an elevator to the 11th-floor lobby. All rooms will provide thrilling views of Times Square, and thirty of these rooms will provide exclusive vantage points for the ball drop on New Year’s Eve every year.
